Roof Ventilation

Proper roof ventilation*: 1) Intake, vents are installed in the roofs overhang (Soffit Coverings), in the Facia (no overhangs present) or actually in the roof itself close to the bottom edge when it is more feasable than adding Soffit or Facia. 2) Air Flow (baffles), which are fiberglass panels, installed interiorly between each rafter/truss at the bottom end. 3) Exhaust, vents are installed in the roof. (Ridge, Pot or Power Vents)
*Neither of the above listed three steps fully works without the other two.
What effect will poor ventilation have on your home? 1) Decrease the life span of your roofing system. 2) Increase dampness found in attics that frequently cause mold and insects.
There have been studies and are several studies still in progress on the ventilation issues and the one thing they all have in common is that proper ventilation is needed to get the full life span from your roofing system and avoid moisture build up in your attic/crawl space area that can and often doe's result in mold and or insect problems as well as dryrot issues.
On new construction work, proper ventilation falls under the responsibilities of three contractors, 1) Roofer 2) Sider 3) Insulation Installer. On re-roofs and lay overs, proper ventilation is solely the responsibility of the roofing contractor, make sure you ask the roofing contractor you hire about ventilation.
